What fees are required vs. optional?
Required fees include base rent, renter-provided liability insurance, and certain utilities (electric, water, trash) depending on the unit. Optional fees — such as pet rent, parking, storage, and gym access — are only added if you choose those amenities.
Is the security deposit refundable?
Yes. The standard security deposit is fully refundable at the end of your lease, provided the unit is returned in the same condition (normal wear and tear excluded). Deductions may apply for damage, unpaid rent, or cleaning beyond normal use.
How much income do I need to qualify?
Most landlords and property managers require a gross monthly income of 2.5× to 3× the monthly rent. Use the Income Qualification Checker above to see if your income meets the threshold for your chosen unit. A guarantor or co-signer may be accepted if income falls below the requirement.
Why are utilities listed as "Varies"?
Utility costs depend on your personal usage, the utility provider's rates, and whether the building bills flat-rate or per-usage. We cannot provide a fixed estimate, but your leasing agent can give you historical average utility costs for specific units upon request.
